Montana-based Town Pump Inc., has tapped Russo Modular, a Phoenix-based manufacturer of factory-built steel commercial buildings, to develop Stonehouse Coffee Shots—“a compact, 400-square-foot modular coffee kiosk designed to be placed outside existing Town Pump convenience stores and truck stops,” Russo Modular said.

The first units are reportedly set to be installed at Town Pump locations across Montana. The unit is fabricated inside Russo Modular's 20,000-square-foot Phoenix manufacturing facility before being transported and installed on-site.

“The kiosk is purpose-built for high-volume espresso service in a compact footprint. Featuring two espresso machines, a drive-thru window and a pick-up window, the building delivers a full coffee bar experience within a standalone structure adjacent to existing high-traffic locations,” the press release stated.

For Town Pump, the program offers a way to add a premium coffee concept to its existing network of 200-plus Montana locations without the cost or timeline of ground-up construction. By placing the kiosk outside existing stores, the model allows for rapid deployment across Town Pump's footprint, the company said.

Earlier this year, foot traffic research firm Placer.ai noted that drive-thru coffee chains are continuing to expand. Arkansas-based 7 Brew “may be one of the fastest growing coffee QSRs in the United States right now,” growing from 14 locations at the start of 2022 to over 500 by October 2025, Placer.ai reported. At the same time, Placer.ai said that 7 Brew’s average visits per location have also increased significantly.

Other retailers are also adopting modular building methods. Last year, Family Express built its first modular convenience store in Ligonier, Indiana. The retailer said it was the first in a line of new prefabricated building types that the retailer is constructing. The masonry buildings are approximately 7,200 square feet and include a full kitchen and car wash.

With components manufactured off-site and then assembled on-site, the store can go up in a matter of days, said the retailer. Family Express is in the process of executing $100 million in development with new-to-industry stores and said the modular construction method will help it meet its development schedule.
